Financial District’s apartment stock is younger than almost anywhere else in Manhattan — not because the buildings are new, but because most of them weren’t originally homes. Office towers built in the 1920s through the 1980s along Wall Street and Water Street have been converted floor by floor into residential units since the early 2000s, which means a FiDi apartment often sits inside a shell designed for cubicles and filing cabinets, not kitchens and bedrooms. Deep floor plates, fewer exterior walls per unit, and centralized HVAC systems inherited from the building’s office days all shape how a cleaning visit actually runs compared to a purpose-built residential tower uptown.
That conversion history also means FiDi buildings tend to be amenity-heavy — gyms, lounges, roof decks — with property management teams accustomed to running a high volume of vendor traffic. Getting a cleaning crew through security and up to a unit is usually fast and well-organized, closer to visiting a corporate office than negotiating a co-op board’s rules.
