About Floor Buffing
Screen-and-recoat is a surface refresh for hardwood. A fine screen keys the existing polyurethane finish so a new coat can bond, then we roll a fresh water-based polyurethane layer over the floor. Takes a day, reads almost like new on the walk-in, and buys you 3 to 5 more years before a full refinish is due.

Floor Care for NYC Apartments and Buildings
A hardwood floor doesn’t announce when it needs more than a cleaning. It just gets duller, scratches show up under raking light near a window, and the finish stops beading water the way it used to. Knowing whether that calls for a screen-and-recoat or a full sand-and-refinish saves both money and a week without furniture.
When a Recoat Is Enough
Screen-and-recoat works when the wood itself is intact and only the finish on top has worn thin. Surface scratches, dullness, and light traffic wear are all fair game. What it can’t fix is wood that’s actually gouged, deeply stained, or cupping from water damage, since those problems live in the wood, not the coating sitting on it. Most prewar hardwood in good condition can go through several recoats over the years before a full refinish is ever needed, which is part of why the original floors in older Manhattan and Brooklyn buildings often outlast several rounds of tenants without being fully sanded down.
Buffing Common Areas Without Disrupting the Building
Lobby and hallway floors carry more daily traffic than any single apartment, and buffing them comes with its own logistics. Narrow prewar hallways mean equipment has to move carefully to avoid scuffing baseboards or door frames on either side. Buildings usually want this kind of work scheduled during low-traffic hours, early morning or late evening, so residents aren’t stepping around a buffer mid-shift or waiting for a wet floor to dry before getting to the elevator. A managed maintenance plan for shared spaces works best when it runs on a set schedule the building can plan around rather than a one-off booking squeezed in whenever someone notices the lobby looks tired.
Getting the frequency right for common areas comes down to foot traffic more than square footage. A doorman building with a busy lobby needs a different rhythm than a small walk-up with six units sharing one hallway, and matching the plan to actual usage keeps the floors looking maintained instead of swinging between polished and worn.

FAQs
Most common Floor Buffing questions
Read these before booking Floor Buffing
What's included in floor care cleaning?
Professional floor care includes machine scrubbing, buffing, polishing, stripping old wax, and applying protective topcoats. Services customized to floor type—hardwood, luxury vinyl, marble, concrete, VCT, and natural stone.
Can you handle floor damage or heavy buildup?
Yes. We remove scuffs, old polish, paint overspray, grout haze, and embedded grime. We restore dull finishes, repair surface scratches, and reduce visible wear. For hardwood, we offer deep cleaning or screen-and-recoat for surface-level restoration without full sanding.
Is floor care safe for delicate or historic floors?
Absolutely. We adjust chemicals, buffing pads, and equipment pressure based on floor type and age. Trained in softwood care, water-sensitive surfaces, and antique finishes. We test products before application and never strip wood or stone without proper evaluation following National Wood Flooring Association guidelines.
What's the drying time after waxing or refinishing?
Light cleaning dries in minutes. Strip-and-wax requires 30-60 minutes per coat with 4-6 hours before light foot traffic. Polyurethane recoating needs 24-48 hours before furniture replacement. Air movers accelerate drying when needed.
Do you polish marble and natural stone?
Yes. Diamond polishing system for marble, granite, limestone, and travertine. We restore clarity, remove etching, and achieve mirror-finish gloss. Safe surface-specific techniques prevent damage according to Marble Institute of America standards.
What neighborhoods do you service?
Manhattan, Brooklyn, Queens, Bronx, Staten Island, Jersey City.
Can you maintain floors in commercial buildings?
Yes. Scheduled maintenance plans for apartment building lobbies, office hallways, retail spaces, and commercial properties. Weekly, bi-weekly, or monthly service available.
