A hardwood floor doesn’t announce when it needs more than a cleaning. It just gets duller, scratches show up under raking light near a window, and the finish stops beading water the way it used to. When a Recoat Is Enough

Screen-and-recoat works when the wood itself is intact and only the finish on top has worn thin. Surface scratches, dullness, and light traffic wear are all fair game. What it can’t fix is wood that’s actually gouged, deeply stained, or cupping from water damage, since those problems live in the wood, not the coating sitting on it. Most prewar hardwood in good condition can go through several recoats over the years before a full refinish is ever needed, which is part of why the original floors in older Manhattan and Brooklyn buildings often outlast several rounds of tenants without being fully sanded down.

Buffing Common Areas Without Disrupting the Building

Lobby and hallway floors carry more daily traffic than any single apartment, and buffing them comes with its own logistics. Narrow prewar hallways mean equipment has to move carefully to avoid scuffing baseboards or door frames on either side. Buildings usually want this kind of work scheduled during low-traffic hours, early morning or late evening, so residents aren’t stepping around a buffer mid-shift or waiting for a wet floor to dry before getting to the elevator. A managed maintenance plan for shared spaces works best when it runs on a set schedule the building can plan around rather than a one-off booking squeezed in whenever someone notices the lobby looks tired.

Getting the frequency right for common areas comes down to foot traffic more than square footage. A doorman building with a busy lobby needs a different rhythm than a small walk-up with six units sharing one hallway, and matching the plan to actual usage keeps the floors looking maintained instead of swinging between polished and worn.
