About Floor Care
Residential floor polish is cosmetic and usually DIY. Commercial waxing is a compliance product: slip resistance, chemical durability, traffic tolerance, and drying windows that do not shut down your business are all engineered in. We use UL-certified finishes that meet OSHA walking-working surfaces safety standards, and the scheduling is built around your closing hours.
- VCT strip and wax — machine-stripped, neutralized, 2 to 3 fresh coats
- LVT and luxury vinyl waxing — scuffs removed, sheen maintained
- Tile and linoleum finishing — multi-coat wax for retail and healthcare
- Floor buffing and burnishing to restore gloss between wax cycles
- Post-construction floor preparation — stripped, sealed, and finished
- Annual maintenance programs with scheduled strip-and-wax visits

We service VCT (vinyl composition tile), LVT (luxury vinyl tile), sheet vinyl, linoleum, sealed ceramic tile, sealed porcelain, sealed concrete, and select epoxy floors. We don’t wax unsealed natural stone, raw concrete, or untreated hardwood unless properly sealed first.
Each wax coat takes 30-60 minutes to dry. We use commercial air movers to accelerate curing. Most jobs are walkable in 3-5 hours and ready for full traffic in 12-24 hours. Light traffic with booties possible sooner.
Yes. We use UL-certified commercial finishes that meet OSHA and ADA safety standards for slip resistance in offices, medical clinics, schools, and public buildings.
Absolutely. Most commercial floor waxing is performed after business hours—evenings, nights, or weekends—to avoid disrupting operations and foot traffic. We work around your schedule and access requirements.
Buffing uses high-speed burnishers to restore shine on existing wax layers. Strip-and-wax removes all old wax down to the bare floor and applies fresh coats from scratch. Buffing is routine maintenance (monthly to quarterly); strip-and-wax is a full floor restoration done once every 5–10 years depending on floor condition, traffic volume, and product buildup.
For most commercial spaces, buffing runs monthly to quarterly to maintain gloss and protect the finish. A full strip-and-wax — removing all existing wax down to bare floor and applying fresh coats from scratch — is typically needed once every 5–10 years depending on floor type, traffic volume, and how well the surface was maintained between restorations. We assess the floor condition on-site before recommending a schedule.
